DECLARATION OF STONELEIGH WOODS AT RIVERHEAD CONDOMINIUM

PURSUANT TO ARTICLE 9-B OF THE REAL PROPERTY LAW OF THE STATE OF NEW YORK

Article Twenty-One: Occupancy Restrictions, Section 1. 

Age:
To preserve the character of the Development as a Residential Retirement Community according to the Zoning Ordinance of the Town of Riverhead and the Declaration of Covenants and Restrictions encumbering the Property regarding age restrictions, anything to the contrary herein notwithstanding, occupancy of all Homes shall be restricted to the following:

  • At least one person who is fifty-five (55) years of age or over.
  • A Spouse greater than 19 years of age.
  • Children and/or grandchildren residing with their parents or grandparents with whom the children or grandchildren reside, are fifty-five (55) years of age or older, provided that said children or grandchildren are over nineteen (19) years.
  • Adults under fifty-five (55) years of age may be admitted as permanent residents if it is established that the presence of such persons is essential for the physical care or economic support of eligible older persons.

Notation:

Purchasing a Home in Stoneleigh Woods at Riverhead Condominium will also include mandatory membership in Stoneleigh Woods at Riverhead Homeowners Association, Inc.
